The pre-delivery inspection (commonly referred to as a PDI) is the homeowner's opportunity to examine and scrutinize their new, completed residence before the purchase is finalized. Buyers can use this time to determine whether or not the new condo or home meets the specifications stated in their purchase agreement, as well as make sure everything is in order and note any deficiencies. For example, during a PDI residents can ensure that all fixtures and appliances are working properly-allowing them to avoid having to deal with these issues after they have moved in.
Pre-delivery inspections normally take place approximately 2-3 weeks before move-in, and it usually takes the form of a walk-through led by the builder's staff. Any issues are to be noted on a PDI form, which the builder then refers to in order to make the necessary changes.
During a PDI walk-through, there are several parts of the home that residents should be particularly mindful of:
- Making sure that all door handles and latches open and close properly, as well as if all window and patio screens are in place.
- Ensure that all doors, walls and ceilings are painted.
- All light switches should be tested by being turned on and off.
- Walk around the entirety of the unit as a precaution against squeaky floors.
- Check that there are no scratches or chips in bathtubs or sinks.
