Who qualifies as a first-time buyer?
  • You have never owned any interest in a home anywhere in the world.
  • The spouse rule: if your spouse owned a home at any time while you were spouses, neither of you qualifies — even if you never owned one yourself.
  • You are a Canadian citizen or permanent resident (or become one within 18 months of closing).
  • You occupy the home as your principal residence within 9 months of closing.
  • If you buy with someone who is not a first-time buyer, the refund is prorated by your ownership share.
