How to handle sell, lease, and assignment requests from portfolio clients.

Client Action Requests

When a client wants to sell, lease, or assign their pre-construction unit, the portfolio system helps you manage the process.

Types of action requests

  • Sell — Client wants to list their unit on the resale market after occupancy
  • Lease — Client wants to rent out their unit
  • Assign — Client wants to assign (sell) their contract before closing to another buyer

Submitting a request

From the unit detail page, the client (or you on their behalf) clicks Request Action and selects the type. Additional details are collected:

  • Desired price or rental rate
  • Preferred timeline
  • Special instructions

Managing requests

Action requests appear in Admin > Portfolio > Action Requests. Each request shows:

  • Client name and unit details
  • Request type and date submitted
  • Status (new, in progress, completed)
  • Assigned agent
When a client submits a sell or lease request, it is a clear signal they need active engagement. Respond within 24 hours with a market analysis and your recommended listing strategy.

Workflow

  1. Client submits action request
  2. You review the request and pull comp data for pricing guidance
  3. You schedule a consultation to discuss strategy
  4. You update the request status as you work through the process
  5. Mark as complete when the unit is listed, leased, or assigned

Assignment-specific considerations

Assignment sales have unique requirements:

  • Developer consent may be required
  • Assignment fees apply (typically 1-3% of purchase price)
  • Original deposit amounts are factored into pricing
  • Legal review is essential for both parties
