Two builders, one waterfront address, and a launch date that is now three weeks out. South Banks is the coastal townhome collection coming to Lakeview Village in Mississauga, released jointly by DECO Homes and OPUS Homes, and it is scheduled to open in late September 2026.
Here is everything that is actually confirmed, what the comparable sales next door tell us about pricing, and what I would do about it if you are considering registering.

Why there are two listings for one project
This confuses people, so let me clear it up. South Banks is a partnership. DECO Homes and OPUS Homes are developing it together, and both builders market it under their own name. There is one collection of homes, one launch date and one price list. Whether you find South Banks by DECO Homes or South Banks by OPUS Homes first, you are looking at the same townhomes.
It is not the first time these two have built together either. DECO and OPUS previously partnered on GO Towns in Barrie.
How the homes are actually laid out
South Banks is a stacked townhome collection, and it is worth being precise about what that means here, because the layout is unusual.
At ground level, homes occupy a single floor. Above them sit homes that run over two levels, some of which carry a private rooftop terrace. Parking is underground. It is a three-level building form — but the individual homes are one-storey or two-storey.
The detail that actually matters is this: every home is above grade. Most stacked product selling in Mississauga in the $500,000s and $600,000s puts at least one bedroom below grade — a bedroom with a window well instead of a window. That affects how the home lives, how it shows, and what a resale buyer or an appraiser will pay for it in 2030.
Putting the parking underground and every home above it is a deliberate design decision, and within the stacked category it is the single strongest thing on the spec sheet.
What Lakeview Village actually is
Lakeview Village is a 177-acre waterfront redevelopment on the former Lakeview Generating Station lands, on Lakeshore Road East between Port Credit and Long Branch. The master plan is phased over many years and includes a public waterfront promenade, parks, retail, community space and employment lands alongside the housing.
This is why the current Walk Score of 49 and Transit Score of 42 on the project pages are misleading. Those scores measure the site as it stands today — a largely undeveloped stretch of former industrial waterfront. They describe what is there now, not what a buyer at South Banks is actually purchasing. Anyone pricing this project off today's walkability numbers is pricing the wrong site.
Getting around
Minutes to Port Credit and its GO station, minutes to Long Branch GO for the Lakeshore West line into Union, and quick access to the QEW. For a Toronto commuter who wants square footage and a rooftop terrace, this is a different value proposition than another 600-square-foot condo downtown.
The comparable that tells you what South Banks will price at
You do not have to guess at South Banks pricing. There is a townhome project at the same address, already selling, from a different builder.
| Project | Price range | Status |
|---|---|---|
| Aura Lakeview Village Towns (Caivan) 1110 Lakeshore Road East |
$539,990 – $699,990 | Selling, 2027 occupancy |
| Aura Lakeview Village Phase 2 (Caivan) 1110 Lakeshore Road East |
$555,743 – $661,053 | Sold out |
| Exhale Residences (Brixen / Queensgate) 1381 Lakeshore Road East |
$498,900 – $1,127,900 | Selling, condo apartments |
| The Townhome Collection at Exhale Residences 1381 Lakeshore Road East |
$899,900 – $1,399,900 | Selling |
What Aura's sell-out actually proves
Caivan's Phase 2 at this address launched in June 2026 at roughly $634 per square foot. Within three weeks it was repriced at $674 — up 6.3% — and it is now sold out by the builder.
Over that exact same window, condo developers across the GTHA were cutting asking prices and still could not clear a record 5,001 finished, unsold units. Ground-related product at a waterfront master-planned address is behaving nothing like the condo market. We went through that split with the full data in why low-rise homes are beating GTHA condos right now.
South Banks launching from the mid $500,000s into that demand backdrop, with every home above grade, is the reason this release deserves attention rather than a bookmark.
The Mississauga context, honestly
I am not going to tell you the whole city is on fire, because it is not. Mississauga's condo market is currently a buyer's market: the average condo sold price is around $512,000, there are roughly 7.2 months of inventory, and homes are trading at about 97% of asking. Buyers have room to negotiate.
That is precisely the point. The weakness is in resale and new condo apartments. Well-located, above-grade, ground-related product in a master-planned waterfront community is a different asset behaving in a different way — and South Banks is the second category, not the first.
How the launch will actually work
Register before launch day, not on it
On a release like this, Platinum and VIP allocations are set before the public opening. By the time a project is publicly "open," the best-positioned homes, the best floor plans and the best pricing tiers have already been allocated to registered buyers working through brokerage channels. Your position on that list is decided by when you register — not by when you show up.
What to have ready
Financing pre-approval or a mortgage conversation started. Deposit structures on low-rise are front-loaded compared with condo.
A clear sense of your bedroom count. Two-, three- and four-bedroom layouts price very differently, and the allocation conversation moves fast.
Your must-haves on siting. End units, rooftop terrace orientation and proximity to the promenade will carry premiums.
What is still unconfirmed
As of now, the builders have not released final floor plans, square footages, the deposit structure, maintenance or common-element fees, or a firm occupancy date. Anyone quoting you exact plans and prices today is guessing. Both project pages — DECO and OPUS — are updated as the real documents land.
Frequently Asked Questions
Who is building South Banks?
South Banks is a joint venture between DECO Homes and OPUS Homes, two Southern Ontario low-rise builders. They previously partnered on GO Towns in Barrie. Architecture is by Sasaki, Looney Ricks Kiss Inc. and Q4 Architects, with interiors by II BY IV DESIGN.
Where exactly is South Banks?
1110 Lakeshore Road East, in the Lakeview neighbourhood of Mississauga, inside the Lakeview Village master-planned waterfront community between Port Credit and Long Branch.
How much will South Banks cost?
Launch pricing is expected to open from the mid $500,000s. For context, Caivan's townhomes at the same address are currently listed from $539,990 to $699,990, and their sold-out second phase traded between $555,743 and $661,053. Final South Banks pricing is released to registered buyers first.
When does South Banks launch?
Late September 2026. Registration ahead of the launch is what determines your place in the allocation order.
Are South Banks townhomes freehold or condo?
Condominium. These are stacked condominium-style townhomes — not freehold, and not a parcel-of-tied-land (POTL) arrangement, despite what several third-party listing sites are currently saying. The monthly fee and what it covers will be confirmed in the launch documents; always read the fee schedule in the agreement of purchase and sale before you sign.
Should I buy at South Banks or wait for the next phase?
That depends on your timeline and your risk tolerance, and it is a conversation worth having before launch rather than after. What the Aura precedent at this address shows is that first-phase pricing at Lakeview Village has been the cheapest pricing — Phase 2 came out 6.3% higher within three weeks and sold out.
