If you've ever looked at a new pre-construction condo project in Toronto and noticed it was sold out before you even heard about it, VIP and Platinum access is the reason. Toronto's most sought-after pre-construction projects sell a significant portion — and sometimes all — of their inventory before they ever open to the general public. This guide explains how the VIP launch process works, what the different access tiers mean, what advantages early buyers actually receive, and how to position yourself to access future projects at the earliest possible stage.

Why Pre-Construction Projects Sell in Stages

Developers in Toronto typically structure their sales launches in tiers, releasing units to progressively broader audiences over a period of weeks or months. This approach serves several purposes: it creates urgency and demand, rewards early-stage relationships with agents and investors, allows the developer to gauge market pricing before full public exposure, and ensures the project achieves a threshold of pre-sales needed to secure construction financing.

The result is a tiered access system where the earliest buyers — those with VIP or Platinum connections — get first choice of units, lowest prices, and sometimes exclusive incentives. By the time a project is advertised publicly, the best units at the best prices are often already gone.

The Launch Tier Structure

Platinum VIP

The innermost circle of a pre-construction launch. Platinum VIP access is typically reserved for a small group of Realtors who have a direct, established relationship with the developer or the developer's sales team. These Realtors — often called Platinum Brokers — receive the project's floor plans, pricing, and incentives before anyone else, and are given a window (often 24 to 48 hours) to bring registered clients in at founding prices with full unit selection.

Platinum pricing is often the lowest price at which units are sold in the entire project's life. In a strong market, it is also the price against which all future appreciation is measured.

VIP Broker Event

The next tier out. A wider group of Realtors with a relationship to the project — sometimes numbering in the hundreds — are invited to a VIP broker event, typically held at the sales centre over one or two days. Pricing at this stage may be slightly higher than Platinum pricing, and some units already sold at Platinum may no longer be available. This is still a significantly earlier and often more advantageous entry point than the public launch.

Priority Preview / Friends & Family

Some developers run a priority preview stage — open to VIP registrants who have signed up directly on the developer's own registration list, or to personal contacts of the sales team. Pricing and selection are narrower than at the broker tiers, but still earlier than the general public launch.

Public Launch

The final stage, where the project is advertised broadly and any buyer can walk in and purchase. By this point, the most desirable unit types (corner units, high floors, suites with preferred views) and the best incentive packages have typically been reserved by earlier-tier buyers. Pricing at the public launch is usually the highest pricing of the launch cycle.

What Platinum VIP Buyers Actually Receive

  • Lowest prices: Platinum pricing is typically the floor price for a project. In projects that sell out quickly, Platinum buyers may realize appreciation simply by virtue of having the earliest entry point.

  • Best unit selection: with full inventory available at Platinum, buyers can choose preferred floors, views, exposures, and unit types — including corners, split two-bedrooms, and penthouse-level suites — before any competition.

  • Exclusive incentives: developers often offer Platinum-stage-only incentives such as extended deposit structures, capped development levies, free upgrades (locker, parking, or finish upgrades), or reduced assignment fees.

  • More time to decide: Platinum buyers often have 24 to 72 hours to review and submit an offer, versus the pressure of a same-day decision at a public launch event.

How to Get VIP or Platinum Access

The single most reliable way to get Platinum VIP access to Toronto pre-construction launches is to work with a Realtor who holds that status with key developers. Developers grant Platinum relationships based on transaction volume, referral relationships, and the developer's confidence that the agent can bring qualified, ready buyers. A Realtor who closes regularly with a given developer will have access to their projects at the Platinum stage.

Registering directly on a developer's website gives you access to their "priority registration" list, which is typically at the Priority Preview or Friends & Family tier — not Platinum. It is useful as a supplement, but not a substitute for a Platinum Realtor relationship.

Working with a VIP Platinum Realtor costs you nothing as the buyer — in pre-construction, the developer pays the cooperating broker's commission. You get earlier access, better selection, and lower pricing at zero additional cost compared to buying at the public launch.

Does buying at Platinum VIP cost more than buying at the public launch?

No — it typically costs less. Platinum pricing is usually the lowest price in the launch cycle. Public launch pricing is set after earlier tiers have confirmed demand, and developers often raise prices between launch stages. Being earlier in the process almost always means a lower purchase price, not a higher one.

Can I get VIP access by registering on the developer's website?

Developer website registrations typically place you at the Priority Preview or Friends & Family tier — not Platinum. While this is better than the general public launch, it is not the same as Platinum access through a registered Platinum Broker. The most important step is working with a Realtor who holds Platinum status with the relevant developers.

Do I pay my Realtor anything extra for VIP Platinum access?

No. In pre-construction, the developer pays the cooperating Realtor's commission as part of the project's sales costs. There is no buyer-paid premium for Platinum access — it is simply a function of which Realtor you work with and their relationship with the developer.

How far in advance should I register for a new pre-construction project?
