Real Estate Market Watch: Residential Transactions

• 7,531 residential home transactions took place in April 2023, down from 7940 in April 2022 - a decrease of 5.2%.
• When seasonal adjustments are taken into account, there was a 27% increase in the number of purchases from March 2023 (5,322) to April 2023 (6,760).

April 2023 Real Estate News: Average Selling Prices

• The average sale price for April 2023 was $1,153,269. This is a decrease of  7.8% from April 2022, when it was $1,250,704.
• The average price for homes in the Greater Toronto Area saw a 2.4% increase compared to the previous month (from $1,081,100 to $1,106,800).

 

 Monthly Market Update: New Listings

• There were 11,364 listings available for April 2023, which is a 38.3% decrease from April 2022 (when there were 18,416).
• The sales-to-listings ratio has increased by 23% from April 2022, from 43% to 66%.

 

Real Estate Market Watch for April 2023: Days On The Market

• The average property spent 24 days on the market, compared to 14 last year - an increase of 71.4%.
• Listings spent an average of 17 days on the market, which is a 54.5% increase from this month last year (when they spent an average of 11).
