Real Estate Market Watch: Residential Transactions
- 5,601 residential home transactions took place in April 2025, down from 7,302 in April 2024 - a decrease of 23.3%.
- When seasonal adjustments (the ways that the time of year affects market trends) are taken into account, there was a 1.8% increase in the number of purchases from March 2025 (4,191) to April 2025 (4,267).
April 2025 Real Estate News: Average Selling Prices
- The average sale price for April 2025 was $1,107,463. This is a decrease of 4.1% from April 2024, when it was $1,155,219.
- The average price for homes in the Greater Toronto Area saw a 0.9% increase from March 2025 to April 2025 (from $1,092,742 to $1,107,463).
Monthly Market Update: New Listings
- There were 18,836 listings available for April 2025, which is an 8.1% increase from April 2024 (when there were 17,418).
- The sales-to-listings ratio has decreased by 12% from April 2024, from 42% to 30%.
Real Estate Market Watch for April 2025: Days On The Market
- The average property spent 33 days on the market, compared to 27 last year - an increase of 22.2%.
- Listings spent an average of 25 days on the market, which is a 31.6% increase from this month last year (when they spent 19).
