Real Estate Market Watch - February 2026
On this page, you can find VIP Condos Toronto's summary of the Toronto Regional Real Estate Board (TRREB)'s February 2026 real estate market watch, with info on prices & trends in the region's housing market. VIP's report will provide information such as an overall real estate market outlook, updates & news from February 2026 - as well as specific info on both condo and home prices in the GTA.

Real Estate Market Watch: Residential Transactions

  • 3,868 residential home transactions took place in February 2026, down from 4,127 in February 2025 - a decrease of 6.3%.
  • When seasonal adjustments (the ways that the time of year affects market trends) are taken into account, there was a 4.9% decrease in the number of purchases from January 2026 (4,710) to February 2026 (4,479). 
 

February 2026 Real Estate News: Average Selling Prices

  • The average sale price for February 2026 was $1,008,968. This is a decrease of 7.1% from February 2025, when it was $1,086,586.
  • With seasonal adjustments, the average price for homes in the Greater Toronto Area saw a 1.8% decrease from January 2026 to February 2026 (from $1,022,855 to $1,004,751).
 

 Monthly Market Update: New Listings

  • There were 10,705 listings available for February 2026, which is a 17.7% decrease from February 2025 (when there were 13,004).
  • The sales-to-listings ratio has increased by 4% from February 2025, from 32% to 36%.
 

Real Estate Market Watch for February 2026: Days On The Market

  • The average property spent 54 days on the market, compared to 42 last year - an increase of 28.6%.
  • Listings spent an average of 36 days on the market, which is a 33.3% increase from this month last year (when they spent 27).
