Real Estate Market Watch: Residential Transactions

• 3,847 residential home transactions took place in January 2025, down from 4,177 in January 2024 - a decrease of 7.9%.
• When seasonal adjustments (the ways that the time of year affects market trends) are taken into account, here was a 10% increase in the number of purchases from December 2024 (5,429) to January 2025 (5,971). 

 

January 2025 Real Estate News: Average Selling Prices

• The average sale price for January 2025 was $1,040,994. This is an increase of 1.5% from January 2024, when it was $1,025,226.
• The average price for homes in the Greater Toronto Area saw a 2.1% decrease from December 2024 to January 2025 (from $1,062,920 to $1,040,994).

 

 Monthly Market Update: New Listings

• There were 12,392 listings available for January 2025, which is a 48.6% increase from January 2024 (when there were 8,337).
• The sales-to-listings ratio has decreased by 19% from January 2024, from 50% to 31%.

 

Real Estate Market Watch for January 2025: Days On The Market

• The average property spent 55 days on the market, compared to 54 last year - an increase of 1.9%.
• Listings spent an average of 37 days on the market, which is the same as this month last year (when they also spent an average of 37).
