Real Estate Market Watch: Residential Transactions
- 3,082 residential home transactions took place in January 2026, down from 3,820 in January 2025 - a decrease of 19.3%.
- When seasonal adjustments (the ways that the time of year affects market trends) are taken into account, there was a 9.9% decrease in the number of purchases from December 2025 (5,319) to January 2026 (4,795).
January 2026 Real Estate News: Average Selling Prices
- The average sale price for January 2026 was $973,289. This is a decrease of 6.5% from January 2025, when it was $1,041,171.
- With seasonal adjustments, the average price for homes in the Greater Toronto Area saw a 2.3% decrease from December 2025 to January 2026 (from $1,050,226 to $1,026,463).
Monthly Market Update: New Listings
- There were 10,774 listings available for January 2026, which is a 13.3% decrease from January 2025 (when there were 12,420).
- The sales-to-listings ratio has decreased by 2% from January 2025, from 31% to 29%.
Real Estate Market Watch for January 2026: Days On The Market
- The average property spent 67 days on the market, compared to 55 last year - an increase of 21.8%.
- Listings spent an average of 45 days on the market, which is a 21.6% increase from this month last year (when they spent 37).
