Real Estate Market Watch: Residential Transactions
- 4,912 residential home transactions took place in July 2022, down from 9,339 in July 2021 - a decrease of 47.4%.
- When seasonal adjustments are taken into account, there was a 7.3% decrease in the number of purchases from June 2022 (5,709) to July 2022 (5,291).
July 2022 Real Estate News: Average Selling Prices
- The average sale price for July 2022 was $1,074,754. This is an increase of 1.2% over July 2021, when it was $1,061,724.
- The average price for homes in the Greater Toronto Area went down by 2.6% compared to the previous month (from $1,137,494 to $1,108,158).
Monthly Market Update: New Listings
- There were 12,046 listings available for July 2022, which is a 4.1% decrease from July 2021 (when there were 12,562).
- The sales-to-listings ratio has decreased by 33% from July 2021, from 74% to 41%.
Real Estate Market Watch for July 2022: Days On The Market
- The average property spent 29 days on the market, compared to 20 last year - an increase of 45%.
- Listings spent an average of 19 days on the market, which is a 35.7% increase from this month last year (when they spent an average of 14).
