Real Estate Market Watch: Residential Transactions

• 5,391 residential home transactions took place in July 2024, up from 5,220 in July 2023 - an increase of 3.3%.
• There was a 15 % decrease in the number of purchases from June 2024 (6,202) to July 2024 (5,391). 

 

July 2024 Real Estate News: Average Selling Prices

• The average sale price for July 2024 was $1,106,617. This is a decrease of 0.9% from July 2023, when it was $1,116,950.
• The average price for homes in the Greater Toronto Area saw a 4.8% decrease compared to the previous month (from $1,161,994 to $1,106,617).

 

 Monthly Market Update: New Listings

• There were 16,296 listings available for July 2024, which is an 18.5% increase from July 2023 (when there were 13,755).
• The sales-to-listings ratio has decreased by 5% from July 2023, from 38% to 33%.

 

Real Estate Market Watch for July 2024: Days On The Market

• The average property spent 36 days on the market, compared to 23 last year - an increase of 56.5%.
• Listings spent an average of 24 days on the market, which is a 41.2% increase from this month last year (when they spent an average of 17).
