Real Estate Market Watch: Residential Transactions

• 6,100 residential home transactions took place in July 2025, up from 5,498 in July 2024 - an increase of 10.9%.
• When seasonal adjustments (the ways that the time of year affects market trends) are taken into account, there was a 13% increase in the number of purchases from June 2025 (5,084) to July 2025 (5,744). 

 

July 2025 Real Estate News: Average Selling Prices

• The average sale price for July 2025 was $1,051,719. This is a decrease of 5.5% from July 2024, when it was $1,113,116.
• The average price for homes in the Greater Toronto Area saw a 0.3% increase from June 2025 to July 2025 (from $1,066,737 to $1,069,511).

 

 Monthly Market Update: New Listings

• There were 17,613 listings available for July 2025, which is a 5.7% increase from July 2024 (when there were 16,665).
• The sales-to-listings ratio has increased by 2% from July 2024, from 33% to 35%.

 

Real Estate Market Watch for July 2025: Days On The Market

• The average property spent 41 days on the market, compared to 36 last year - an increase of 13.9%.
• Listings spent an average of 30 days on the market, which is a 25% increase from this month last year (when they spent 24).
