Real Estate Market Watch: Residential Transactions

• 6,244 residential home transactions took place in May 2025, down from 7,206 in May 2024 - a decrease of 13.3%.
• When seasonal adjustments (the ways that the time of year affects market trends) are taken into account, there was a 1.8% increase in the number of purchases from April 2025 (4,328) to May 2025 (4,693). 

 

May 2025 Real Estate News: Average Selling Prices

• The average sale price for May 2025 was $1,120,879. This is a decrease of 4% from May 2024, when it was $1,167,646.
• The average price for homes in the Greater Toronto Area saw a 1.2% increase from April 2025 to May 2025 (from $1,107,858 to $1,120,879).

 

 Monthly Market Update: New Listings

• There were 21,819 listings available for May 2025, which is a 14% increase from May 2024 (when there were 19,147).
• The sales-to-listings ratio has decreased by 9% from May 2024, from 38% to 29%.

 

Real Estate Market Watch for May 2025: Days On The Market

• The average property spent 39 days on the market, compared to 27 last year - an increase of 44.4%.
• Listings spent an average of 25 days on the market, which is a 31.6% increase from this month last year (when they spent 19).
