Real Estate Market Watch: Residential Transactions

• 6,138 residential home transactions took place in October 2025, down from 6,784 in October 2024 - a decrease of 9.5%.
• When seasonal adjustments (the ways that the time of year affects market trends) are taken into account, there was a 2.3% decrease in the number of purchases from September 2025 (5,776) to October 2025 (5,646). 

 

October 2025 Real Estate News: Average Selling Prices

• The average sale price for October 2025 was $1,054,372. This is a decrease of 7.2% from October 2024, when it was $1,135,694.
• The average price for homes in the Greater Toronto Area saw a 1.4% decrease from September 2025 to October 2025 (from $1,062,441 to $1,047,140).

 

 Monthly Market Update: New Listings

• There were 16,069 listings available for October 2025, which is a 2.7% increase from October 2024 (when there were 15,646).
• The sales-to-listings ratio has decreased by 5% from October 2024, from 43% to 38%.

 

Real Estate Market Watch for October 2025: Days On The Market

• The average property spent 5o days on the market, compared to 43 last year - an increase of 16.3%.
• Listings spent an average of 31 days on the market, which is a 14.8% increase from this month last year (when they spent 27).
