Real Estate Market Watch: Residential Transactions

• 4,996 residential home transactions took place in September 2024, up from 4,606 in September 2023 - an increase of 8.5%.
• Using seasonal adjustments (which takes into account normal yearly buying patterns and adjusts numbers accordingly), there was a 3.3% increase in the number of purchases from August 2024 (5,326) to September 2024 (5,501). 

 

September 2024 Real Estate News: Average Selling Prices

• The average sale price for September 2024 was $1,107,291. This is a decrease of 1% from September 2023, when it was $1,118,215.
• The average price for homes in the Greater Toronto Area saw a 3% increase from August 2024 to September 2024 (from $1,074,341 to $1,107,291).

 

 Monthly Market Update: New Listings

• There were 18,089 listings available for September 2024, which is a 10.5% increase from September 2023 (when there were 16,377).
• The sales-to-listings ratio has held steady from September 2023, at 28%.

 

Real Estate Market Watch for September 2024: Days On The Market

• The average property spent 43 days on the market, compared to 30 last year - an increase of 43.3%.
• Listings spent an average of 27 days on the market, which is a 35% increase from this month last year (when they spent an average of 20).
