Questions, answered
How is my maximum price worked out?
We take the monthly payment you're comfortable with, work out the mortgage it supports at your rate, add the CMHC insurance premium if you're putting less than 20% down, then add your down payment. We also check Canada's minimum down payment rules, which can cap the price.
Do I need a mortgage pre-approval first?
No. If you have one, enter your rate and we'll use it. If not, we use today's best 5-year fixed rate. A pre-approval is still the next step before you make an offer, and we can connect you with trusted mortgage professionals. Learn more in our Mortgage Pre-Approval & Financing Guide.
What is CMHC insurance?
If your down payment is under 20%, your mortgage must be insured. The premium (2.80% to 4.00% of the mortgage, more on a 30-year amortization) is added to your loan. In Ontario, the 8% PST on that premium is paid in cash at closing. Homes priced at $1.5 million or more need at least 20% down.
I'm buying a condo. What about condo fees?
Your report adds estimated condo fees and condo-level utilities to your monthly cost. Keep in mind lenders count half your condo fee when deciding how much you can borrow. Before you buy, always review the building's finances — see our Condo Status Certificate Guide.
Is this really free?
Yes, with no obligation. It's the same analysis we prepare for our buyer clients.
